Stop 1 · The listing
The seller who wasn't the owner
A vacant lot, an owner who can't do a video call and "his own notary." The play shows five questions that stop it at the listing.
For agents stepping into luxury
For more than 20 years, I've worked beside some of the top-producing and luxury agents in South Florida. The Academy is my playbook of what they know: real deals, real problems and what saved them, in plays of one to three minutes you can use on your next deal.
The map
The real problems show up at seven stops, from the listing to the keys.
Here are three, from real files.
Inside the playbook
Every play comes from a real deal, and shows what to ask and when.
Stop 1 · The listing
A vacant lot, an owner who can't do a video call and "his own notary." The play shows five questions that stop it at the listing.
Stop 4 · Permits & liens
The contract's lien search doesn't cover building permits. The play shows when to order a permit search, while there's still time to negotiate.
Stop 7 · Luxury & international
At the table, a seller who lives abroad finds out part of his price is being held for taxes. The play shows the two questions to ask at the listing.

Why it's worth it
Say you list a $1.2 million home at 2.5%. That's $30,000 on your side. Lose the deal and you lose that, plus the client and every referral they would have sent you.
Most agents learn these one deal at a time. This is 20 years of them, in one place.
Meet Marcie
The hardest part of my job is watching a good agent lose a deal, or a client, over something nobody ever showed them.
So I put what the best agents know in one playbook.
In their words

Founding members
Built for agents getting ready for their first luxury listing, and the ones after it.
One saved deal in the example above: $30,000 on your side.
You get a private founding-member Q&A with Marcie, and you get in on Tuesday, November 10, two days before enrollment opens to everyone on Thursday, November 12.
Enrollment closes Monday, November 16, at 11:59 pm ET, so every member is in before the first live Q&A [DATE].
Before you join

Last word
Picture it. The seller lives abroad, and the property is held in an LLC. You ask about foreign status before you sign the listing, confirm who can sign and bring the seller's CPA in early.
And when something does come up, because something always does, you know who to call and what to tell your client.
The deal closes the way you said it would. A few months later, that seller sends you a friend who's ready to list.
That's how the top agents I work with step into luxury. And that's what I want for you.
P.S. Enrollment closes Monday, November 16, at 11:59 pm ET, before the first live Q&A. One saved deal in the example above is $30,000 on your side. The Academy is $3,495.
